Mortgage Advice for Grassington Homebuyers

Hi, I’m Megan. If you’re looking for a friendly mortgage broker Grassington buyers and homeowners can talk to easily, I’d love to help. I grew up in Keighley and lived in Skipton for many years, so Upper Wharfedale has always been on my doorstep. I help people in Grassington and the villages around it buy, move and remortgage.

Whether you’re after a stone cottage off the cobbled square, a family home in Threshfield or one of the newer homes that come with occupancy conditions, I’ll take the time to understand your circumstances and explain everything in plain English, with no jargon. All my appointments are by phone, video call (Zoom or Teams) or WhatsApp, so you can chat to me from home at a time that suits you.

A bit about me

I started my career in the mortgage industry in 2014, after finishing my studies at Leeds Trinity University. I gained experience at Lloyds Banking Group and Skipton Building Society, then became a Mortgage and Protection Adviser in 2016 and went on to set up FB Mortgages. I hold CERT CII (MP).

I work with a panel of over 90 lenders and insurers. I’m not a lender myself, so my job is to find a mortgage that suits you from that panel, not to sell you one bank’s products. In 2024, FB Mortgages won Professional Service Business of the Year at the Skipton Business Awards, and I’ve been featured on BBC News and BBC Radio Leeds.

Buying in Grassington: what I see locally

Grassington is the main village of Upper Wharfedale and sits inside the Yorkshire Dales National Park, so buying here comes with a few things worth knowing early:

  • Stone cottages and a conservation area. Much of the village is traditional stone-built housing, from cottages and terraces around the square and Main Street to farmhouses and barn conversions further out, and the centre is a conservation area. Older and rural homes are often very mortgageable, but lenders look closely at construction, access, private water or drainage and any land, so I’ll talk you through the survey and valuation side early.
  • National Park rules on new homes. Under the National Park’s new Local Plan 2025–2040, new homes must be lived in as a principal residence, so they can’t become second homes or holiday lets. Single-plot new builds and conversions can carry stricter local occupancy conditions, where you need a local connection to buy. Not every lender will lend on a property with these restrictions, so please tell me about them up front.
  • Holiday lets and second homes. Grassington is a busy visitor village, and the National Park Authority reports that around 22% of homes across the Park aren’t lived in permanently, including holiday lets and second homes. Some older properties in the village have permission for local occupancy or holiday-let use, so check exactly what the planning conditions say before you offer. If you’re thinking of a second home or holiday let, the lender criteria are very different from a standard residential mortgage, so speak to me first.
  • The villages. I help buyers in Threshfield, Linton, Hebden, Burnsall, Kettlewell, Conistone and across Upper Wharfedale.
  • Getting about. Grassington doesn’t have a railway station. Skipton, around 10 miles south, is the nearest station, with bus links down the dale. Plenty of my clients in the Dales work from home, locally or in Skipton.

How I help Grassington buyers and homeowners

  • First-time buyers: I’ll work out roughly what you could borrow, get your Decision in Principle (usually within 24 hours of our appointment) and explain each step, from your offer to getting the keys. If you’re looking at a local occupancy or affordable home, I’ll check which lenders may consider it.
  • Home movers: moving up the dale, into the village or downsizing? I’ll look at whether to move your existing mortgage with you or switch, and help you line up your sale and purchase.
  • Remortgaging: I can’t believe how quickly fixed deals come round! I’ll compare switching to a new lender with a product transfer (a new deal with your current lender), so you can decide what’s right for you. (Book a remortgage review)
  • Product transfers: if staying with your current lender makes sense, I can arrange your new deal with them too, and I’ll contact you before your deal ends so you’re not left on a standard variable rate.
  • Buy to let: whether it’s your first rental or you’re adding to a portfolio, I’ll look at the lenders’ rental and affordability criteria with you, and check the property’s planning conditions allow letting. (Ask about buy to let)
  • Foster carers: this one’s really close to my heart, because my mum and dad have been foster carers since 1999. I understand how fostering income works and which lenders may consider it.
  • Bad credit and self-employed: missed payments, defaults or CCJs don’t necessarily rule you out, and if you run your own business (lots of people in the Dales do!) I’ll explain what lenders will want to see. I’ll be honest about where you stand, without judgement. I also help content creators and sports professionals.
  • Life insurance and protection: life insurance, critical illness cover and income protection, so your home and family are looked after. As with all insurance policies, conditions and exclusions will apply.

Why use a mortgage broker in Grassington?

  • I know the area. I grew up in Keighley and lived in Skipton for years, so I know the local market, from stone cottages to homes with National Park conditions.
  • One person from start to finish. You’ll deal with me, not a call centre. I’ll keep you posted and chase lenders, solicitors and estate agents so you don’t have to.
  • Talk to me however suits you: phone, video call, WhatsApp, email or the client portal.
  • Free initial appointment with no obligation.

Our initial mortgage consultations and quotes are free with no obligation. There may be a fee for arranging a mortgage and the precise amount will depend on your circumstances. This will typically be £395 for a purchase for Residential Mortgage and BTL Mortgage and £195 re-mortgage.

How it works

  1. Free chat. Book online, WhatsApp me or call. We’ll talk about your plans and what you need.
  2. Decision in Principle. I’ll check roughly how much lenders may be willing to lend, usually within 24 hours of our appointment.
  3. Recommendation. I’ll search my panel of lenders and explain my recommendation and why it suits you.
  4. Application. I’ll submit your application and keep in touch with the lender, the estate agent and your solicitor.
  5. Offer to completion. I’ll keep you updated until you get your keys, then contact you before your deal ends so you’re not left on a standard variable rate.

Grassington mortgage FAQs

Do we need to meet in person?
No, all my appointments are by phone, video call or WhatsApp, so you can speak to me from home at a time that suits you. No need to take time off work!

The home I like has a local occupancy or principal residence condition. Can I still get a mortgage?
Often, yes, but fewer lenders will consider these properties, and you’ll need to meet the conditions yourself. Let me know as early as you can and I’ll check which lenders on my panel may consider it.

Can I buy in Grassington as a second home or holiday let?
It depends on the property. Newer homes in the National Park are usually restricted to permanent occupancy, so check the planning conditions first. If an existing home can be used this way, holiday let and second home mortgages have different criteria, and I’ll explain the options.

Can I get a mortgage on an older stone cottage?
Usually, yes. Lenders look at each property individually. If the valuation or survey picks anything up, such as damp, a non-standard build or work needed, I’ll talk you through your options.

Do you cover the villages around Grassington?
Yes. I help clients in Threshfield, Linton, Hebden, Burnsall, Kettlewell and across Upper Wharfedale, and across the UK.

Can you help if I have bad credit or I’m self-employed?
Yes. I’ll be honest about what’s possible, and I’ll never promise an outcome. Every lender has its own criteria, but I’ll review your situation and explain the options.
